BankUnited statement to QuickBooks or Xero: TreasurySuite exports, 18 months of history and tie-out
BankUnited says its commercial digital banking platform, BankUnited TreasurySuite, lets clients manage accounts, initiate payments, monitor transactions and access reporting tools (BankUnited: Commercial Banking Services). TreasurySuite replaced the older BankUnited Lynx platform, and the bank's upgrade pages carry a QuickBooks user guide, a download and export guide and a set of FAQs about what moved across (BankUnited: QuickBooks resources). Here's what BankUnited's documents say, and don't, about getting a business account's history into QuickBooks or Xero. This guide covers BankUnited business checking and savings accounts used through BankUnited TreasurySuite.
What BankUnited gives you
- A QuickBooks connection. BankUnited's QuickBooks Direct Connect User Guide shows how to connect a bank feed in QuickBooks Online: search for BankUnited, sign in with your online banking credentials, choose the accounts, pick a start date for downloading transactions, then connect (BankUnited: QuickBooks Direct Connect User Guide). The upgrade FAQ asks clients to reconnect the QuickBooks integration at go-live (BankUnited: How do I reconnect QuickBooks).
- File downloads in several formats. The Download and Export Quick Reference Guide says the Download function, under the Reporting menu, exports balance and transaction data as BAI, CSV, a basic comma-separated export, Quicken/QuickBooks OFX and Swift MT formats, and that you must have permission to download data in each format. It also lists an ISO cash management (camt) export, and says account and transaction information can be exported as CSV from the Bank Account Summary screen or the transaction list (BankUnited: Download and Export Quick Reference Guide, linked from Reporting - Download).
- A two-step export. The same guide says you first submit an export request, choosing a format, what to include (transactions only, balances and transactions, or balances only, for the BAI, CSV and TSV types) and a date range such as Last Month or a Custom Range, then download the finished file from the Downloads screen once its status shows Complete (BankUnited: Download and Export Quick Reference Guide).
- Up to 18 months of history. The upgrade FAQs say the last 365 days of transaction history moved to TreasurySuite at go-live, and that TreasurySuite will build up and keep up to 18 months of transaction history (BankUnited: previous transaction history FAQ).
- eStatements on business checking. The small business checking page lists eStatements and online and mobile banking among the benefits of every business checking account (BankUnited: Small Business Checking Accounts). The deposit agreement says any signer can enroll in paperless statements through digital banking, and that the bank then emails a notice when each statement is available (BankUnited: Deposit Account Agreement, Rev. 08/2025).
Before you start
- Don't use the client's sign-in. The TreasurySuite terms say each user must have their own unique credentials and that the company must not permit users to share them. They also say the bank is in no event liable for activity by unauthorized persons that was started with the credentials (BankUnited: TreasurySuite Solutions Service Disclosure and Agreement, footer dated 04/2026).
- Ask for your own user, set up by the client. The terms say the Company Administrator, who should be an authorized signer, designates users, assigns their credentials and sets limits on each user's authority to access information or conduct transactions. They add that limits on a user's access can only be controlled by the company and its administrator, not the bank (BankUnited: TreasurySuite terms). The bank's User Maintenance resources cover adding users and managing permissions and entitlements (BankUnited: User Maintenance). Have the administrator give you view and download rights for the formats you need, and no payment rights.
- The QuickBooks Online connection is the client's job. The bank's guide signs in with online banking credentials, and Intuit says accountants can't connect a bank account for their clients (Intuit: connect bank and credit card accounts to QuickBooks Online). Let the client sign in for that step.
- Download older history now. The upgrade FAQs recommend downloading and saving any transaction history outside the 365 days that migrated, and list ACH and wire payment history, stop payments, loan history, Positive Pay exceptions or voids and audit history among the data that did not migrate (BankUnited: Will my data automatically migrate). Ask the client whether anyone saved Lynx exports before the switch.
Where BankUnited's documents don't line up
- One guide, two kinds of QuickBooks. The QuickBooks Direct Connect User Guide labels its update and new connection steps as QuickBooks Online Simple Start, using online banking credentials. Its deactivate and reactivate steps use menus such as Lists, Chart of Accounts and the Bank Feed Settings tab, then ask for a Direct Connect Customer ID and PIN and a listing called BankUnited Business - New (BankUnited: QuickBooks Direct Connect User Guide). Those later steps read like QuickBooks Desktop, but the guide doesn't say so. Ask the client which QuickBooks they use, and which part of the guide applies, before you plan around it.
- Lynx in the fee schedule and the terms. The business fee schedule we read, dated October 2025, still prices BankUnited Lynx tiers, including Tier 1 with eStatements and no monthly charge for up to five accounts, and lists Direct Connect at $25 a month as a Lynx add-on and $10 per statement cycle in the Business Bundle (BankUnited: Schedule of Fees for Business Accounts, Rev. 10/2025). It doesn't mention TreasurySuite. The TreasurySuite terms dated 04/2026 still refer to Lynx Services in two places, including the mobile app setup (BankUnited: TreasurySuite terms). Nothing we read says whether the Direct Connect fee covers the QuickBooks Online feed, so have the client check their analysis or fee lines before you add or reconnect a feed.
- Two prices for Commercial Analysis Checking. The small business checking page lists Commercial Analysis Checking with a $20 monthly maintenance fee (BankUnited: Small Business Checking Accounts). The commercial banking page lists the same account with a $10 monthly maintenance fee (BankUnited: Commercial Banking Services). Don't assume the service charge on the statement is wrong until the client confirms which price applies to their account.
- Two fee schedules. The fee schedules page in the bank's public file links a Master Schedule of Fees for Business Accounts (BankUnited: Fee Schedules), while the small business checking page links a different business fee schedule file (BankUnited: Small Business Checking Accounts). We read only the first. Ask the client which one their account follows before quoting a fee.
- Which platform small businesses use. The commercial FAQ names TreasurySuite (BankUnited: Commercial Banking Services). The small business FAQ says only "our digital banking platform" (BankUnited: online and mobile banking for small businesses). Confirm what the client signs in to before you rely on the TreasurySuite guides.
What BankUnited's documents don't say
- Xero. None of the pages or documents we read mention it.
- What file extension the Quicken/QuickBooks OFX export carries, such as .QBO, .QFX or .OFX, and which columns the CSV exports contain.
- How many months of eStatements stay online, and whether statements from before the TreasurySuite switch are still there.
- Whether the 18 months of transaction history applies to every export format.
- How far back the QuickBooks Online connection's start date can reach.
- Which permissions a view-only or statements-only user needs.
- Which accounts get statements. The deposit agreement says periodic statements go out "for certain accounts" (BankUnited: Deposit Account Agreement), while the TreasurySuite terms call monthly account statements the official record (BankUnited: TreasurySuite terms).
Older months and fees
BankUnited's Schedule of Fees for Business Accounts, effective October 2025, lists Account Research at $25 per hour, a Statement Copy at $2 per page, Copy of Check Images or Other Items at $2 per item, a Special/Interim statement at $10 and Reconciliation at $25 per hour (BankUnited: Schedule of Fees for Business Accounts). The deposit agreement says the bank charges the scheduled fee if you ask it to research or reproduce records such as statements and checks, that you may be asked to pay in advance if the expected fee is large, and that the bank doesn't return canceled checks, though for certain accounts it includes images of the front of cancelled checks with the statement (BankUnited: Deposit Account Agreement).
So save every statement and every export the client can reach now, at no charge. Transaction history in TreasurySuite tops out at 18 months (BankUnited: previous transaction history FAQ), so for older months use the client's own saved statements or Lynx exports first. A statement copy priced per page adds up across a year of long statements, so have the client get a quote before ordering a stack.
Clauses worth telling the client about
The TreasurySuite terms say the company must review all account activity promptly and tell the bank of any unauthorized access no later than 30 days from the bank's issuance of the statement showing it, and that failing to review and report releases the bank from liability for activity by any unauthorized party (BankUnited: TreasurySuite terms). The deposit agreement also asks for written notice within 30 days of errors, unauthorized transactions or a statement that didn't arrive, and gives 60 days for missing or improper endorsements (BankUnited: Deposit Account Agreement). It treats a mailed statement as delivered on the day it's mailed, whether or not the client gets it. A catch-up that starts months later can't recover those windows, so tell the client, and tie out each new statement as soon as it posts.
For business accounts, the deposit agreement says the client agrees to have at least two people review statements and notices (BankUnited: Deposit Account Agreement), and the TreasurySuite terms ask the company to monitor its accounts daily and to promptly and regularly review statements, transactions and confirmations (BankUnited: TreasurySuite terms). An outside bookkeeper who reconciles but doesn't pay bills can be one of those reviewers, which is one more reason your user shouldn't be able to move money. A monthly tie-out supports the client's own review; it doesn't replace it.
The terms also describe letting a vendor the company hires reach account balances, transactions and analysis data through an API, treat that vendor as the company's agent, and note that such access may include the ability to download and delete the data (BankUnited: TreasurySuite terms). If an app asks the client to connect BankUnited, the client should know what that access allows.
Which route for which months
- Going forward: each statement, saved when the email notice arrives, plus a monthly export for the same statement dates if you use files rather than a feed.
- The last 18 months: TreasurySuite exports for each statement period, checked against the statements the client can download.
- Older months: the client's saved statements or Lynx exports, or copies from the bank once the client knows the price.
QuickBooks Online
- Intuit's manual upload takes a PDF or image statement in English, or a QBO, QFX or CSV file. A list file must be 350 KB or less, with 3 columns (Date, Description, Amount) or 4 (Date, Description, Credit, Debit), up to 1,000 lines per upload (Intuit: manually upload transactions into QuickBooks Online, updated Aug 24, 2026). Intuit says the file should start at least one day before your oldest QuickBooks transaction in that account (Intuit). If a feed or an earlier file already brought in some of a period, upload only the dates it missed, or see duplicate transactions after a bank upload.
- BankUnited calls its file Quicken/QuickBooks OFX and doesn't name the extension. If the file is a .QBO or .QFX, it can go through Intuit's manual upload. If it's .OFX, or if you use a CSV export, check the columns against Intuit's 3 or 4 column layout first; the guide doesn't show the CSV layout. For periods with only a statement, plan around the PDF.
- To connect an account, Intuit's steps are in Intuit: connect bank and credit card accounts to QuickBooks Online. The client picks a start date during setup (BankUnited: QuickBooks Direct Connect User Guide), so fill the months before that date from statements or files.
- For QuickBooks Desktop, Intuit describes Web Connect as a .QBO file you download from your bank and import (Intuit: set up bank accounts for Bank Feeds in QuickBooks Desktop), and says you can't download the same transactions into a company file more than once, and once you delete downloaded transactions you can't download them again (Intuit: download bank feed transactions in QuickBooks Desktop, updated Aug 5, 2026). If the client reconnected Direct Connect after the switch, check the first weeks after go-live for gaps and repeats. For periods with only a PDF, see can QuickBooks Desktop import a PDF bank statement.
Xero
- BankUnited is on Xero's US list of banks with validated PDF extraction, as "BankUnited" (checked 27 Oct 2026), so high-quality results are likely, but Xero says it validates selected statement types and recommends OFX over PDF when your bank offers it. TreasurySuite lists a Quicken/QuickBooks OFX export for users with that permission (BankUnited: Download and Export Quick Reference Guide), so try one month as OFX and check it against the statement. For older months, the statement PDF is the likely route. Xero's PDF import is for US and Canada organizations, not the Xero Ledger plan; files must be English, 35 MB or less, up to 100 pages, at least 200 DPI, not password protected, one file per bank account (Xero Central: import a PDF bank statement). Check every imported statement against the PDF.
- If you build a CSV instead, Xero needs at least Date and Amount, with money in positive and money out negative in one column, and no opening or closing balance columns (Xero Central: import a bank statement in CSV format). A TreasurySuite CSV with balances included needs those columns removed first.
- Xero treats lines matching ones already in Xero as duplicates and won't import them (Xero Central), but don't rely on that; import only the periods the account doesn't already have.
More detail: how to import bank statements into Xero from a PDF and closed bank account statements into QuickBooks or Xero.
Tie out each statement before you import
- Beginning balance + deposits − withdrawals = ending balance on the BankUnited statement, to the cent, using the statement's own period dates.
- Chain the statements: each ending balance equals the next statement's beginning balance, and each period starts the day after the last one ended. A gap or overlap usually means a missing statement.
- Sum the export file's lines for the same dates and compare them with the statement's net change. A difference usually means a date range cut at month end instead of the statement end, a duplicate from an overlapping export, or an item that posted after the file was made. Watch the weeks around the TreasurySuite go-live closely.
- Spot-check the first and last days of the period and the largest few items against the PDF, using the check images for any check that doesn't match. For an analysis account, confirm the service charge on the statement.
The full method is in check a bank statement PDF is complete before you import it. Our free tie-out checker runs in your browser and shows the row where a CSV stops balancing. Then reconcile one statement at a time, oldest first; if QuickBooks says the beginning balance is off, see beginning balance doesn't match.

Where LedgerReady fits
For BankUnited, transaction history online tops out at 18 months, some Lynx data didn't migrate, the export file types and columns aren't spelled out, and BankUnited's documents don't mention Xero, so the PDF statements are the record for most catch-ups, for Xero and for an account about to close. If you'd rather not convert and check each statement yourself, LedgerReady turns digital statement PDFs into a QBO file, a Xero CSV, a plain CSV and a tie-out sheet showing every statement matches its opening and closing balance. It costs $15 per statement-month, and we aim to deliver within 12 hours. Tie-out guarantee: if the output doesn't reconcile to the statement's opening and closing balances and we can't fix it, you don't pay for that statement.
Skip the manual work
We turn statement PDFs into QBO, Xero and CSV files plus a tie-out sheet. $15 per statement-month, $149 for a 12-month catch-up. Prefer to check it yourself? Our tie-out checker runs in your browser. See how pros do catch-up.
